Sreenidhi Koti has an independent family and wants a simple 3 BHK house design. Mr. Koti is very passionate about reading mythology books. He requested to design a separate library, where he can accommodate and showcase his collection of books. A gym on the upper floor for exercising is also added as per the client’s requirement. 

The exterior has a simple contemporary facade with frame structure with wooden paneling, highlighting the house. The fixed window allows more natural light that adds a warm ambiance to the space. The concept was to achieve a better design through simplicity in form and function. These houses have a simple, straightforward, well-planned plan layout with stacked volumes of spaces. This creates clarity in the plan, where spaces are predictable and uncomplicated.

Using a simple continuous exterior cladding material can easily provide visual appeal and articulation by expressing the physical characteristics of the materials and their texture. In this structure, the highlighting framed box around the balcony uses horizontal wooden slats which provide relief and interest to the façade and gives it a sleek modern look. By adding up slabs above the roof, reduces heat to the first floor and looks stunning aesthetically.

Entrance :

Entrance towards parking and landscape around, making the environment calm.

Living :

The living is attached with a deck, marking the welcoming feeling to the house and more interactive space. Deck space is provided on the ground floor in Infront of the living, which will help to allow a large amount of light into the living space. Entry of light can boost up productivity and maintain freshness in a home.

Dining Space :

The dining space is located near the living, for easy interaction and it looks bigger and brighter. Rooms appear smaller with partitions, either a wall or a partition. Removing the partitions between rooms, makes the interior seem expansive and pleasant. And we kept the dining area near the pooja room, which makes the whole circulation place more connected.

Staircase :

Modern U-shaped staircase offers architectural interest to the space. The staircase is located near the dining, for easy access.

Kitchen :

L shape design is incorporated in this Kitchen which separates dry and wet counters with cool colors, gives it a sense of space and division, with utility attached, makes it more spacious and user friendly.  L-shaped kitchens offer an easy and efficient workspace and allow appliances and cabinets to be installed along right-angled walls with an open area in the center. Dining is located in front of the kitchen and living. Open planning like this makes the spaces look bigger and brighter with no walls in between.

Master Bedroom :

The bedroom with two long windows on the sides gives it a sense of bigger space with good lighting and ventilation inside the room. The walking closet is separated by a glass partition wall which gives the design a modern look.

Gym :

As soon as the staircase ends, the Gym area is seen. This will encourage the client to commit to staying healthy.

Family area :

A double-height near the family area is attached for more interactions. The family space in the front brings peace to the mind, as more natural light enters during the daytime. The double brings more light to the living as well as the family area above.

Kids room :

Two individual beds and tables are placed in the kid’s bedroom. The bedroom is spacious as we divided the space individually. Two long windows are attached near the study table for better natural light to enter.

Library & Office space :

As per the client’s request, he wanted the Office & Library, So we have given an idea to merge the office and library space together so that we can utilize the space completely. As he was passionate about collecting books for all these years, two whole walls were dedicated to his collection of books.

Balcony :

The balcony near the library will allow more natural light to enter the office space. Energy can be saved because of the glass sliding door for the balcony. Siting can be done on the balcony. Plants can enhance the beauty of the space too.

  • Solid walls are used to cover the staircase.
  • The staircase wall is grooved 6-inch.
  • Box projection at the first-floor balcony is used.
  • Steel vertical rafters on the balcony are used to give the structure a contemporary look.
  • Window openings for ventilation near the staircase wall are provided for light.
  • Pedestrian and vehicular entrances are separated to avoid confusion.
  • Same steel vertical rafters are used for vehicular entrance. 
  • The highlighting framed box around the balcony uses horizontal wooden slats which provide relief and interest to the façade and gives it a sleek modern look

Making the most out of the space, by stacking up with mass, vertically in a 40 Feet X 28 Feet plot. A simple contemporary design with a repetitive pattern of vertical slats and CNC panel for the perfect play of lights. The fixed window allows in a thread of light that creates distinct lines on the floor and adds a warm ambiance to the space. A simple sunscreen-styled pergola provides filtered shade to dwelling walls.

By opening up the space, this concrete contemporary structure uses repetitive vertical slats which gives a sleek modern look and The Cnc panel in the corner catches rays of light, while the sun goes down and creates a dramatic effect with the play of shadows. The simple frame around the window and the planter box adds aesthetic to the building by creating a clean line and provides a neat finish to the facade. It also helps to stop rain from entering the rooms and reduces sky glare.

Entrance :

The entrance was approached by a beautiful parking and pedestrian gate. Built-in planters near the covered porch add character as guests are greeted by a foyer.

Ground Floor :

The ground floor has 1 BHK with a parking space in the front. The living entrance is from the east, while the elevation is facing the north side. The ground floor planning follows the open kitchen concept, with the living in North-East direction.

Living Room :

The living room is located near the dining space, it is 9 feet wide. Open plan living space is embraced in this design. Large windows are provided in the living space bring in natural light and cut down the energy consumption in the daytime.

Dining Space :

Open plan dining space is provided with a 4-seater table. The dining space is located near the kitchen, for easy interaction. Without the walls, it is free to move the foods in the natural flow without breaking much sweat.

Kitchen Area :

Open- Plan kitchen design is given, As the walls are a barrier to the natural light rays. Removing the walls enables the smooth flow of the beams and rays from the living room directly into the kitchen. In this way sharing the light appliances between the two rooms can be easy. With better appliances, we can save energy bills.

Master Bedroom :

Master Bedroom located near the entrance gives easy access. Front master bedrooms can improve peace of mind. It will only take a quick look out the window to identify visitors or determine if a passing storm dumped any tree branches in the driveway.

First Floor :

The first floor has 1 BHK design, with a living and master bedroom in the front. While Kitchen, dining, and utility are in the rear end. One small balcony is provided in the front. Open planning is incorporated in this residence design.

A double-height living room feels more spacious, and the rooms look much more extensive. This type of design in living rooms gives a functional advantage and an aesthetic look to the rooms.

The front balcony becomes an architectural feature and improves the elevation of the home. It also adds to the aesthetics of the exterior space. The glass railing gives the residence a modern look.

First-floor master bedrooms are extremely convenient and offer the ultimate in one-floor living. Placing the master bedroom on the first floor also reduces heat and humidity.

The second floor has 2 bedrooms with a family and study room.  One bedroom is in the front while the other one is in the rear end with the study area beside it. The family room is located near the staircase.

  • A repetitive pattern of vertical slats gives a sleek modern look and stylish appeal to a space and team up nicely with other facade elements like the wood and stone cladding, glass railings, huge windows, and wall paint.
  • A simple sunscreen styled pergola, provides filtered shade to dwelling walls and its covered spaces to “cool” the house on hot summer days plus it adds a wonderful ambiance to the area.
  • Fixed window, allows in threads of light that create distinct lines on the floor and adds warm ambiance to the space. 
  • Vertical partition allows the wind to pass through, and at the same time, filters the intense exterior light.
  • They also limit views into the rooms from the neighboring property and thus provides privacy to the building.

This 50’X50’ contemporary house features grey stone cladding with two framed balconies which gives an extraordinary view of the house. Each volume is oriented in a way to provide the exterior view without any obstruction. The basic concept is creating volumes with projections along with a combination of horizontal members and vertical bars. The semi-open spaces with vertical slats and flat roofs with semi-open pergolas give the house a contemporary vibe. The vertical and horizontal bars balance the contemporary look. Balconies are placed in the corners for better ventilation and light to enter. This way the bedrooms can get maximum sunlight. The semi-open pergola is used for sun shading on the terrace helps to reduce heat.

This 40’X50′ classical villa with 3000 SQ FT located in Yelahanka, Bangalore cost 75 lakh. Concept: The apartment comprises of stilt and 3 floors with 2BHK residential rent units and stilt being the parking area and 1 BHK rent house and 3rd floor had a duplex unit for their own purpose. The elevation is very contemporary and since its in a dense residential area we cannot design the elevation to look more linear so we kept it simple and tried to break the elevation into parts.

This spacious villa is plotted at the center of the site allowing maximum light and ventilation through the huge spacious setbacks. The entrance porch or the veranda reminds us of the olden traditional style verandas but only reflected in a contemporary manner. The living space is provided with picture windows. And the house comprises a courtyard in the central portion with all the rooms of the house overlooking into the courtyard. Thus, this house is a complete contemporary reflection of a traditional style house. It is located in Shahpur, Karnataka with an 85×90 feet plot size with Built up Area 4300 sq ft.

Elevation Features :

  • Projecting balconies, often known as ‘cantilever balconies’, are essentially platforms added to a building which cantilever off the main building structure and allow residents to step out onto a platform protected by a perimeter balustrade. This type of balcony provides benefits both to the interior and exterior of an apartment. On the inside it adds extra floor space and brings the outside.

  • Projecting balconies can make all the difference to the finished building by creating the architectural signature that sets one building apart from the ordinary.
  • Cantilever slab is used for the sit out, which shows strong indoor-outdoor connection and was the key to this design.
